Plans from AMLI Residential for a 214-unit apartment complex on Chicago Avenue at Kedzie Street received final approval from a city review panel this afternoon.
The project, first proposed in 2007 but held up by the slowdown in the real estate market, calls for 14 two-story live-work units at street level, with four floors of apartment units above that.

Steve Ross of AMLI told the committee that he anticipates a strong market for the live-work units — with a variety of professionals — including architects, engineers and lawyers who used to work for big firms now going out on their own. He said AMLI is partnering with local loft developer Renaissance Realty to market the loft units.
He said the company that manages The Reserve apartment complex on Ridge Avenue at Emerson Street would be involved in managing the rest of the development.

Landscape Architect Nick Patera of Teska Associates said the project will comply with the city’s Chicago Avenue streetscape plan and will provide much wider sidewalks, by setting the building back five feet from the property line as well as expanding the walkways five feet beyond the existing curb line.
He also described plans for a 40-foot by 40-foot public plaza at the corner of Chicago and Kedzie.
