The aging mid-century apartment building at 510 Sheridan Road would fall to the wrecking ball under plans scheduled for review by city staff this week.

A developer has plans to replace the existing four-story building and its one-story addition with a new seven-story, 44 unit condominium complex.

The plans are scheduled for discussion at 2:30 p.m. Wednesday by the Site Plan and Appearance Review Committee, which meets in Room 2404 of the Civic Center, 2100 Ridge Ave.

The site is currently zoned R5, which allows a building height of 50 feet, or five stories. However, the zoning code requires that projects of this size be treated as planned developments. For a planned development in a residential zone, the City Council can choose to increase the height limit by up to 12 feet.

Alderman Melissa Wynne, 3rd Ward, said she has met repeatedly with the developer and believes the latest design for the project is appropriate for the site.
